Redevelopment Plan

Sound Communities, Inc. is undertaking the demolition and redevelopment of 79 S. Main.  The current structures on the parcel that are planned for demolition include three residential buildings, one shed, four retail storefronts, and surface parking.  

Demolition is anticipated to begin Winter 2026/2027 and be completed in Summer 2028 following a 18-month construction period. 

Property Details

The new construction project is anticipated to be a 6-over-1 apartment building dedicated to senior (62+) affordable housing with 68 units which will be a mix of one- and two- bedroom apartments. The redevelopment will also include parking on the ground level, a management office, shared common areas, a pedestrian walkway and a public pocket park.

Funding Sources

Anticipated funding sources for the redevelopment of 79 S. Main include 4% Low Income Housing Tax Credits, Connecticut State Department of Housing funds, debt, grants, project-based Section 8 housing vouchers, and deferred developer fee.
